STEP by STEP


Step 1

Identify what you can do with your block, considering the R-codes and town planning schemes

Step 2

Assess if this fits in with your budget and vision for the development. Help you weigh up the cost V benefit of developing your land

Step 3

Order a contour survey of your block. This allows us to see not only what is above the ground, dimensions and levels, but also what is under the ground – sewer lines – power and water locations.

Step 4

We engage a draftsman on your behalf to draw a floor plan and elevations based on the specification we have worked out with you.

Step 5

Agree the plans are exactly what you require and submit the plans into the shire for planning approval. This usually takes 3 months in most shires but can be longer based on the pedantic nature of their systems.

Step 6

While in the shire system waiting for approval we submit to several reputable builders based on our inherent knowledge of the following factors.
  • who is the best or fairest price
  • who delivers the best specification – or best “bang for your buck”
  • who provides the best contract terms – including damages clauses for time overuns
  • who provides quality construction with the “fix it” ethics if quality becomes and issue – something will usually go wrong when a lot of hands are required to do the job.
  • who give the best market acceptance for you to sell you development – one day you will sell and people will ask “who built it?” the cheapest may not necessarily get you the best price on re-sale!

Our volume of construction helps you obtain the best price. We have the edge compared to you approaching the builder with your units only.

Step 7

Sign off with the builder subject to planning approval coming out from the shire. Some builders will do this and some not. Usually depends on what market we are in – boom or slow.

Pay the deposit and allow the builder to take over.

Step 8

Follow through with planning approval. Need to iron out any issues with shire and provide planning approval to the builder.
